An Integrated Approach

We integrate our ESG objectives throughout our investment management, development, asset management and operations processes. In the investment process, we identify opportunities for thoughtful and targeted sustainable investment within the context of our existing strategies. We seek out opportunities that can both enhance the economic returns of our properties and produce meaningful outcomes for our residents and the planet.

Each rental apartment community delivered and operated by Sentinel in Australia incorporates a range of leading environmental sustainability features that support the creation of healthier and more efficient homes, with the potential to reduce operating costs for our residents and investors. We also implement a range of initiatives targeted at promoting resident engagement and social inclusion to foster vibrant, more socially sustainable resident communities.

We are proud to have established an industry-leading carbon neutral mandate across our Build to Rent portfolio, which was first evidenced by our The Elements development in Subiaco, WA. The Elements was successfully certified as the first carbon neutral apartment building in Australia in 2021.

Sentinel's ESG strategy and direction is shaped by our ESG Committee, which receive regular reporting on property-level ESG performance. Our portfolio management team, and ultimately leadership team, are responsible for ensuring the ESG strategy is successfully implemented and that it aligns with the real estate investment objectives and ESG goals of our clients.

Sustainability Targets

In 2021, The Elements by Kinleaf in Subiaco (Perth), WA, officially achieved its status as the first Carbon Neutral Certified apartment building in Australia, following Sentinel's close work with the Green Building Council of Australia (GBCA) and Climate Active to pioneer a certification methodology for the Build to Rent model that acknowledges the sector's unique potential for ongoing energy leadership in the residential sector.

The property continues to successfully achieve carbon neutral recertification year-on-year, and this has been established as a key sustainability target for all properties in our Australian portfolio.

Founded by the Green Building Council of Australia in 2003, Green Star is an internationally recognised rating system developed for the Australian environment that sets the standard for healthy, resilient, positive buildings and places.

A 5 Star Green Star certified rating represents Australian Excellence, demonstrating that the project has achieved a high standard of design and efficiency in construction, and verifying the environmental and social outcomes initially set out to achieve.

Australia’s Nationwide House Energy Rating Scheme (NatHERS) provides energy ratings for new dwellings, with an aim to create energy efficient, resilient and comfortable homes for the future that cost less to run.

An 7.5-Star rating represents a low energy requirement for heating and cooling of homes.
