Sentinel Fund Manager Australia (“Sentinel Australia”) has marked five years of operations at Australia’s first purpose-built, institutional-grade Build to Rent apartment community, The Elements by Kinleaf.

Located in Subiaco (Perth), Western Australia, Phase One of The Elements first reached full occupancy in 2020 and has maintained leasing and occupancy levels close to 100% since that time. Following this, Phase Two of The Elements opened in 2022, achieving similar leasing and occupancy results with a strong lease renewal rate of 71% achieved across both phases (173 units) since stabilisation.

Michael Streicker, Sentinel President and Director of Sentinel Fund Manager Australia, said: “When Sentinel purchased its first development sites in Australia, the local Build to Rent sector was virtually non-existent so with The Elements, we had a unique opportunity to pioneer the first purpose-built, institutional-quality rental asset in the country. Since that time, it has been encouraging to see the growth of the sector and, to a greater extent in recent years, the increased understanding and adoption of the housing model by Australians. Across our operating communities in Perth and Melbourne, we see and hear that our residents appreciate the housing choice and lifestyle opportunities that living in a Build to Rent property offers them.

Phase One of The Elements by Kinleaf

Since 2020, more than 1,000 residents have called The Elements home across its two phases. These residents have encompassed a variety of household types and approximately 50 per cent have had pets. Across the same time period, approximately 100 referrals have been made by existing resident households to prospective new residents, demonstrating strong resident advocacy for the living experience. Furthermore, there were a total of 34 inter-building transfers where existing residents have upsized, downsized or shifted to a different apartment layout within their building, based on how their needs have changed.

Purpose-built for renters, The Elements features spacious one-, two- and three-bedroom apartments in a variety of floor plans. Residents have access to on-site property management and maintenance teams to assist them throughout their rental experience, as well as a curated range of resident amenities. Amenities at The Elements include rooftop terraces with expansive views, two swimming pools, a fitness centre, movement studio, resident lounges and more.

The Elements made history as the first carbon neutral certified apartment building in Australia. This followed Sentinel Australia’s close work with the Green Building Council of Australia (GBCA) and Climate Active to pioneer a certification methodology for Build to Rent that acknowledges the sector's unique potential for ongoing energy leadership in residential housing.

Achieving an average 8-star NatHERS rating across both phases and a 5 Star Green Star rating from the GBCA, The Elements has a range of sustainable features including energy-efficient appliance packages provided to residents in all apartments, solar panels for common area energy usage, LED lighting, rainwater and greywater recycling systems, electric vehicle charging stations, embedded network metering to each apartment and access to a centralised geothermal system. The on-site property management team also runs a program of social events and activities to encourage social connection between residents and maintain a vibrant community.

Sentinel Australia Managing Director, Keith Lucas, has been named a 2024 Green Star Champion by the Green Building Council of Australia (GBCA).

The award recognises a select group of Australian industry leaders who have shown dedication to creating a more sustainable built environment.

Sentinel Fund Manager Australia (“Sentinel Australia”), the Australian arm of leading American development and real estate investment management firm Sentinel Real Estate (“Sentinel”), has received planning approval for its fourth Build to Rent apartment building in Subiaco’s Australian Fine China (AFC) Precinct.

The approved development at 1 Wembley Court, Subiaco, will inject 111 high-quality and sustainable apartments into Perth’s rental market, offering a range of studio, one-, two- and three-bedroom apartments.

The apartment community will be professionally managed under Sentinel Australia’s dedicated property management brand, Kinleaf, with management, leasing and maintenance staff located on site to assist residents throughout their rental experience. Residents will also have access to a curated range of lifestyle amenities including a fitness centre, resident lounge and dining area, a business centre and a landscaped green inner courtyard.  

The community will build on the success of the Subiaco’s first completed and operational Build to Rent properties – the first two phases of Sentinel Australia’s The Elements by Kinleaf (“The Elements”). The first phase of The Elements opened in 2019 and was Australia’s first purpose-built institutional Build to Rent community. In 2021, the property also became the first carbon neutral certified apartment building in Australia. Both operational properties at The Elements are close to 100 per cent leased and have maintained high levels of occupancy and lease renewals since stabilising.

In keeping with Sentinel Australia’s commitment to sustainability across its Build to Rent portfolio, the approved development at 1 Wembley Court will target carbon neutral certification, a 5-Star Green Star rating from the Green Building Council of Australia and a minimum 8-star average NatHERS rating across the building on completion. Features to support more sustainable living outcomes include the provision of energy-efficient appliance packages in all apartments, EV charging stations, generous internal bike parking to encourage low carbon forms of transportation and support the transit-oriented approach of the development, solar panels for common area energy supply, a recycled water supply for certain uses, the provision of multiple waste streams and a regular program of on-site events and activities for residents to engage in.

Designed by leading Perth-based architecture practice Cameron Chisholm Nicol, the architecture of the apartment community thoughtfully responds to the site’s industrial heritage.

Cameron Chisholm Nicol Managing Director, Dominic Snellgrove said: “The architecture incorporates references through form, expression and materiality to the broader site’s unique cultural and historical significance as a place for the production of domestic and industrial pottery and porcelain from 1921 to 2006.”

The site at 1 Wembley Court is well-located and transit-oriented in easy walking or cycling distance to a number of retail, educational, health, commercial and leisure offerings. With a Walk Score of 91, it is also a short stroll to public transport links including Subiaco Train Station and bus routes, enhancing the connectivity of the precinct to key employment, shopping, healthcare and recreation hubs. A large open green space is located only metres away at the Subiaco Common, which contains a lake, a children's play space and dog exercise areas. Following the closure of the Australian Fine China Factory in 2006, the AFC Precinct and its surrounds have undergone a transformation into a preeminent live/work/play neighbourhood in Subiaco.

Sentinel Fund Manager Australia (“Sentinel Australia”), the Australian arm of leading American development and real estate investment management firm Sentinel Real Estate (“Sentinel”), has received planning approval for a 240-apartment rental community and mixed-use offering in Adelaide’s inner-north.

Sentinel Australia will deliver and manage the premium and sustainable rental offering at Lot 53 on the prime corner of Third and Gibson streets in Renewal SA’s Bowden precinct. The approved development, comprising 12-storeys and a mezzanine, will be purpose-built for renters and offer studio, one-, two- and three- bedroom apartments with a range of layouts available to suit different household preferences.

It will be professionally managed under Sentinel Australia’s dedicated property management platform, Kinleaf, with professional management, leasing and maintenance staff located on-site to assist residents throughout their rental experience. The apartment community will be pet-friendly and have a curated range of resident amenities on offer including a swimming pool, fitness centre, resident lounge, barbeque facilities and two open green terraces on the podium level.

On the ground floor of the development, there will be activated retail space including the on-site Kinleaf management and leasing office, a business centre, Small Office Home Office spaces and another commercial tenancy which will open to retailers for expressions of interest.

South Australia’s Minister for Housing and Urban Development Nick Champion said the development will make a welcome contribution to the diversity of Adelaide’s housing stock and play a vital role in enhancing Bowden’s vibrant urban village.
 

“The build-to-rent asset class is a game changing for South Australia because it challenges the established tenant/landlord relationship giving power back to tenants – critical when rental vacancies at below 1 per cent,” Minister Champion said.
 

“The Bowden precinct is becoming an increasingly diverse and vibrant provider of housing options for South Australians looking for alternative and flexible housing options.”
 

In keeping with Sentinel Australia’s industry-leading commitment to sustainability across its Build to Rent portfolio, the approved development will target carbon neutral certification, a minimum 5-Star Green Star rating from the Green Building Council of Australia and a minimum 7.5-star average NatHERS rating across the building on completion. Features to support more sustainable living outcomes include EV charging stations, generous internal and external bike parking to encourage low carbon forms of transportation, the provision of energy-efficient appliance packages in all apartments, solar panels for common area energy supply, a recycled water supply for garden bed irrigation, provision of multiple recycling streams to reduce waste and a significant amount of green landscaping throughout the development.

The Bowden precinct is the South Australian government’s first higher density urban infill revitalisation project. Located just 2.5 kilometres from Adelaide’s CBD on 16 hectares of land, it sets new standards in urban renewal for the state and is re-emerging as a vibrant inner-city destination. It is estimated more than 3,000 new residents will call the precinct home over the coming years.

The precinct is designed to be a safe and walkable urban neighbourhood, with a focus on fostering a strong, diverse community and providing more sustainable and energy-efficient housing. Sentinel’s President and Director of Sentinel Fund Manager Australia, Michael Streicker, was joined by Melbourne’s Acting Lord Mayor, Councillor Nicholas Reece, and its investment partner for the project, Federated Hermes, to mark the opening of the sustainable 172-apartment rental community and recognise Victoria’s growing Build to Rent housing sector.

At the opening event for The Briscoe, the Acting Lord Mayor of Melbourne Nicholas Reece said: “As Australia’s largest capital city, it’s essential Melbourne keeps up with demand for attractive Build to Rent offerings, and The Briscoe is doing just that.

“With premium apartments and amenities like a fitness centre and rooftop lounge, all just a stone’s throw from the Melbourne CBD, there’s no doubt that The Briscoe will be a valuable addition to West Melbourne,” he said.

The Briscoe is Sentinel Australia’s third operational Build to Rent apartment community in Australia. It follows the success of its The Elements by Kinleaf development in Western Australia, which was the very first operational and stabilised institutional Build to Rent project in the country and has since fully leased across its two completed phases.

The Briscoe is purpose-built for renters and offers premium and sustainable one-, two- and three-bedroom apartments for rent across its seven floors. It is professionally managed under Sentinel’s dedicated Australian property management platform, Kinleaf, with management, leasing and maintenance staff located on-site. The Briscoe draws inspiration from its former use as an iron yard owned by one of Australia’s largest Victorian-era hardware firms, Briscoe & Company Limited. Sections of the of the building’s heritage façade and art deco signage have been restored throughout the construction process, with original brickwork from the façade also featured inside the completed building.

Sentinel Australia currently has more than 1,600 Build to Rent units in operation or under various stages of development nationally, with plans to grow its pipeline to 5000 units over the next five years.
 

According to recent data from EY’s Australian Build to Rent Sector Update, the current size of Australia’s institutional Build to Rent market is estimated to be A$21.71 billion, with only 17 projects operating thus far across the country. The Briscoe is the first of 9,380 Build to Rent units expected to come online for Australia renters in 2024 and there are estimated to be 75 Build to Rent projects in construction or in planning nationally. This includes Sentinel Australia’s projects in North Melbourne, Subiaco (Perth), Scarborough (Perth), Robina (Gold Coast) and Bowden (Adelaide). Victoria currently has the highest number of Build to Rent projects of any state.
 

In 2023, the National Housing Finance and Investment Corporation (NHFIC) forecasted in its State of the Nation's Housing report that Australia is facing a national housing deficit of approximately 175,000 homes by 2027, with around 59% of the shortfall expected in the unit market.

The building is fully electric and is targeting a minimum 7.5 Star NatHERS Rating.

Sentinel has received planning approval for a 300-apartment Build to Rent community on the Gold Coast in Queensland, Australia.

Located on a 1.4-hectare site at Lots 5-8 Stadium Drive in Robina, the newly approved apartment community marks Sentinel's first project in Queensland. It is part of Sentinel's growing portfolio of more than 1,600 high-quality rental units currently in operation or under various stages of development across Australia’s major cities, which also includes two fully leased apartment communities in Subiaco (Perth), Western Australia.

In Robina, Sentinel has received planning approval for a nine-storey sustainable building which will deliver an additional 41,799 square metres of new rental accommodation and resident amenities to support the housing needs of the growing area. The project will be developed by Sentinel and managed under Sentinel's Australian property management brand, Kinleaf, on completion.

Designed by Cera Stribley with Urbis appointed for urban planning services, the apartment community extends across two elegant towers with a connecting podium featuring indoor and outdoor resident amenities. It will have one-, two- and three-bedroom apartments on offer and resident amenities will include a pool and sun deck, fitness centre, resident lounge, amphitheatre, outdoor barbeque areas and more than 370 car parks and 120 bike parking spaces across the ground level. The design prioritises resident comfort and showcases the scenic views towards Surfer's Paradise and the hinterland. It also incorporates natural elements in its architecture and landscaping to thoughtfully integrate the community with its surrounding environment.

Lots 5-8 Stadium Drive is designed to achieve high levels of environmental and social sustainability in operation. It will target carbon neutral certification, a 5-Star Green Star rating from the Green Building Council of Australia and a minimum 7 Star NatHERS rating on completion, in keeping with other developments Sentinel has completed to date in Australia. Sustainability features incorporated in the building design include a photovoltaic system to supply solar power for common area usage, EV charging stations, a rainwater harvesting system for irrigation, the use of high WELS rated fixtures and energy-saving appliances, significant subtropical planting integrated throughout the development, and small fruit and herb gardens on offer for residents.

The development site is situated in Robina's Stadium Village Precinct and is conveniently located only a short walk from key amenities and infrastructure including Robina Town Centre, Robina Train Station (with direct trains to Brisbane Airport), Cbus Super Stadium, Robina Hospital, and the wider Robina Health Precinct. It is also just minutes from the planned Robina City Parklands – the first stage of the Gold Coast City Council's proposed Greenheart Parklands – which is expected to deliver an extensive range of new amenities for the local community. Bond University's expanding Health and Sport campus, a new TAFE campus, a number of golf courses and easy links to the M1 Pacific Motorway are also within proximity.

Robina is just a 20-minute drive from some of the Gold Coast's most iconic beaches and a 15-minute drive from the Gold Coast International Airport. It is also the confirmed location for the Gold Coast Olympic and Paralympic Village for the 2032 Brisbane Olympic Games and is ranked among the Gold Coast’s fastest-growing suburbs, with its population and workforce expected to more than double by 2050. According to the Australian Bureau of Statistics (ABS), South East Queensland is the third largest urban region in Australia and accounts for almost 90 per cent of Queensland's total population growth.

Sentinel's President, Michael Streicker, recently spoke at the Australian Financial Review's 2023 Property Summit in Sydney, Australia.

Speaking alongside Michelle McNally from Aware Real Estate, Angela Buckley from Mirvac and Brendon Lamers from Clayton Utz on the Summit's Build to Rent panel, Mr. Streicker discussed topics including the promising future of Build to Rent in Australia's housing mix, the level of demand for the product domestically and abroad, and what's needed to unlock the full potential of the asset class in Australia.

"There's tremendous demand for the product," said Mr. Streicker.

"Delivering supply is obviously a challenge right now, but we really see that as something that will be resolved over time, and the sector itself we think will have strong development legs," he said.

The Australian Financial Review's Property Summit is an annual event which convenes the industry's most influential leaders, investors, commentators and disruptors over two days to discuss the emerging trends, opportunities and threats in the commercial and residential property markets.

Sentinel has acquired a 6,528 square metre site for development in North Melbourne, Victoria.

Located at 23-47 Villiers Street in the heart of the Melbourne Biomedical Precinct, Sentinel plans to deliver and manage approximately 350 high-quality and sustainable rental apartments across two buildings on the site.

This will be Sentinel's sixth Build to Rent apartment community in Australia and our second in Melbourne, following the delivery of a 172-apartment project, The Briscoe, in West Melbourne, which is scheduled to open later this year. The acquisition of 23-47 Villiers Street grows Sentinel's total pipeline in Australia to more than 1,600 rental units under various stages of development or operation.

The new apartment community will target carbon neutral certification and a 5-Star Green Star rating from the Green Building Council of Australia, in keeping with other developments we have completed to date in Australia. On completion, it will be operated under Sentinel’s Australian property management brand, Kinleaf.

23-47 Villiers Street is strategically located in a world-class health, research, technology, education and innovation precinct, which has received A$2.8 billion of investment over the past 10 years and is currently home to around 49,000 employees, according to Victorian Government research. The site is in immediate proximity to Australia’s largest hospital precinct including The Royal Melbourne Hospital, The Royal Women’s Hospital and The Royal Children's Hospital; as well as the Peter MacCallum Cancer Centre, The University of Melbourne, North Melbourne Primary School and Royal Park.

The site has excellent connectivity to the Melbourne CBD and surrounding suburbs with tram and bus services located less than a five-minute walk away, and the new Parkville Train Station located within 400 metres. The Parkville Train Station will provide convenient access to the CBD, North Melbourne’s Arden Precinct, suburban Melbourne and the proposed Melbourne Airport Rail Link. It is currently under construction with completion expected in 2025.

This is Sentinel's first development site purchased in Queensland and follows the successful completion and leasing of Element 27, its first Australian Build to Rent apartment communities in Subiaco (Perth), Western Australia. It also follows the progression of construction on its 172-apartment Build to Rent community The Briscoe in West Melbourne, Victoria, which is due to reach practical completion this year.
